The cities around Santa Cruz that qualify are Boulder Creek, Ben Lomond,Felton, Scotts Valley, Day Valley, Corralittos, Pajaro, Las Lomas, Aromas,
Elk Horn, and Prunedale.
The Program guidelines are:
- 100% financing, Primary Residence, 1 unit SFR, Condo, or PUD.
- Minimum credit score 620.
- Borrower may not own another dwelling.
- Must not be eligible for conventional financing.
- First time homebuyers are allowed. May not have owned in the last 3 years.
Displaced homemakers and single parents even though they might have owned or
resided in a dwelling with a spouse.
- Can do a less than 120 day escrow hold back.
- Maximum income amounts.
- Closing cost can be financed but loan amount cannot be greater than 100% of
the value of the home.
- Mortgage insurance is not required.
- Non Occupant Co Borrower is not allowed.
- Seller credit cannot exceed 6%.
